Please tell us about Bokaro as a market, why you chose to open mall in Bokaro. What kind of market study you have done before opening your mall here?

Bokaro is one of the most potential markets in India, it will be right to say that it is a virgin market and is ready to grow by leaps and bounds.With one of the largest running steel plant of SAIL with more than 40000 people working therein along with the DVC, Coal India, Electro steel ,JP cement BIRDA etc. We understood the needs of the residents of Bokaro and  tried to bring organized retail, movies , leisure and eateries all under one roof. With a district population of 20 lakhs and city population of approx 8 lakhs of twin town Chas and Bokaro, there was a vacuum and  opportunity for us to take the  first mover advantage .

Your expectations from the newly opened mall?

Our expectation is increasing day by day, post opening of Big Bazaar on 14th October 2014, we are having average footfall of more than 15000 people everyday and this will increase by each and every store that we will open. We have also opened Reliance Trends recently.

Please tell us about the investment you have put in this mall?

We have done an approximate investment of  Rs.65 crore to build this state of  art modern shopping mall.

Please tell us about your design, have you taken the green building norms under consideration for this mall?

We have a large atrium space in the mall. It has 14 feet height on each floor,the mall has full height glazing in all the stores. It is centrally air conditioned with best of the industry facilities and fully complied standards.

Footfall expectation over the weekend and weekdays for this mall?

On the day of opening when Big Bazaar open its door to common public of Bokaro we had a overwhelming footfall of  35 thousand. If we talk about the average daily footfall  the Mall is attracting some where between 10 thousand to 12 thousand ,over the weekends it increases by 15%-20% more in comparison to the weekdays.

Please tell us about the capacity of the parking?

We have a single level basement parking provision ,where we have about 220 to 250 car parking .

Who is your multiplex partner, no of screens at your multiplex?

Bokaro Mall will have PVR  with 780 seats 3 screen Multiplex

Please tell us about the F&B players in your mall, also tell us about the foodcourt in your mall?

In Bokaro Mall we have a food court that sprawls over an area of 13000 sq ft. With Local cuisine finding its way to food court counters we parallely have international players like Pizza Hut delivery  to give an unforgettable experience to Bokaro citizens.

Who is managing your mall?

It has been managed by Preeminent Management Company..

Retail rental tie-up that you with the tenants?

We believe in partnering with our Retailers therefore we have encouraged most of our retailers to have MG & Revenue share contract. Where we take the responsibility to support there business  and in turn we both are benefitted. Its a win-win scenario for both of us.

How many malls Bokaro as a city can absorb? How many malls are expected to open in Bokaro in coming few years?

Bokaro Steel City has a population of approx 800,000. Males constitute 54% of the population and females 46%. Bokaro Steel City has an average literacy rate of 66%, higher than the national average of 59.5%, with male literacy of 65% and female literacy of 67%.

With growing market as any where else in India we believe that it have immense scope .Incidentally there is no mall coming up in near future.We are the Only One.
